Keep in mind that your landlord cannot have you removed from the premises until a court order has been issued, regardless of the type of eviction notice they serve you with. That said, dang, what a shitty landlord… giving you only 10 days. Mine gives me 5 before assessing late fees, but he’s NEVER threatened with eviction proceedings or even put it on the table as a possibility. And with as long as I’ve been in my place, he’s even forgone the late fees if it’s one or two days (like this time, because of the holidays). Any chance you can talk to them and tell them you will be paying it, even if in arrears, the second you get the money? Are they not opened to a temporary pay contract if you offer it?

I hope you get your rent before the 10th…..But by the time the paper work is done and the threat of court it will be months and you will have paid your rent…..It’s just a formality is all….

Sorry you are coming up short on the rent.  The holidays are an expensive time.
